Build one written scope before comparing quotes
Describe the rooms, desired outcome, known constraints and finish level so each contractor is pricing the same project. If design or engineering is incomplete, ask which items are allowances rather than fixed selections.
Clarify who manages the project
Ask who will be the day-to-day contact, which work is subcontracted, how site access and protection are handled, and how schedule changes are communicated. Confirm responsibility for permits, inspections and required drawings where applicable.
Make change orders explicit
Ask how unforeseen conditions and owner-requested changes are documented, approved and billed. The payment schedule should tie to clearly described stages or deliverables rather than vague promises.
Finish with documentation
Before final payment, review deficiencies, warranties, manuals, inspection closeout and any documents the contractor agreed to provide. A directory profile is only a discovery starting point; verify current credentials and references appropriate to the project.
